How can I record Rental Income in Canwi?

Overview

In Canwi, we currently model Rental Income based on a percentage yield on an Investment Property.

From Onboarding

Step 1: Click "Add Asset"

Step 2: Select "Asset Type" = Property

Step 3: Add the details of the property;

  • Nickname -> You'll use this for interactions with the property in the plan (e.g. selecting a property to sell) and also see the nickname as a label next to the income rows

  • Asset Owner(s) -> We'll use this to split the income / yield so that its correctly impacting taxable income of both owners. Currently we only support a 50:50 split in ownership.

  • Purchase Price

  • Current Value

  • Annual Growth Rate

  • Monthly Rental Income - NOTE: We don't persist the data in this field, instead underneath it you'll see in green the yield rate which you can then plug into...

  • Rental Yield Rate

Canwi will then calculate rental income in your projection based on the projected value of the property in the year and the rental yield rate.

You'll be able to see this for instance when you click on a particular year to bring up the "Yearly Financial Breakdown" modal.

You'll also see it in the Assets Tab

From Home

Clicking Add Asset here will bring up the same modal as the above onboarding steps.
